4. Calculate how much passive income you need. It's important to have a passive-income goal — otherwise, it's very easy to lose motivation. A good goal is to try to generate enough passive income to cover basic living expenses such as food, shelter, transportation, and clothing. If your annual expense number is \$30,000, divide that figure by your expected rate of return to see how much capital you need to save. Unfortunately, you've got to then multiply the capital amount by 1.25 to 1.5 to account for taxes.
A company called StreetShares helps mostly veteran small business owners (also some non-veteran owned) acquire capital for their business cash flow needs by providing loans. What’s really cool is that these loans are funded by investors. For a \$25 minimum investment, all U.S.-based investors can earn a flat yield of 5% on their money by investing in StreetShares Veteran Business Bonds.
In the residual income model, the intrinsic value of a share of common stock is the sum of book value per share and the present value of expected future pershare residual income. In the residual income model, the equivalent mathematical expressions for intrinsic value of a common stock are V0=B0+∑t=1∞RIt(1+r)t=B0+∑t=1∞Et−rBt−1(1+r)t=B0+∑t=1∞(ROEt−r)Bt−1(1+r)tÂ
"I realized early on when I spoke with people that had jobs or even owned a business that the concept of wealth building and a passive income (sometimes called residual income) needed to be understood. When you must continue to go to work to make an income; when you must continue to do for your business (work for money) to ensure your business is profitable, you are not building wealth. You are working for money. When you build wealth, you get your money to work for you. This is what I mean when I say building wealth and creating a passive income. That's what Wealth Creations Network is all about."

## To create residual income, you need to create something that people will continue to buy on a regular basis long after you’ve created it. A house is a prime example of this as people will continue to pay rent for the right to live in the house. A business needs to have products that are sold over and over again rather than trading the business owner’s time for money.

If you’d prefer to skip the startup phase, you might want to buy a blog that’s already built and earning revenue. This is actually pretty easy to do as a lot of people start blogs, and then get bored with them. Getting a blog going is a labor-intensive process, and it’s not uncommon for people to give up before they’ve reached their full potential.

```Instead of buying lots of individual bonds, you can buy a bond ETF to diversify among many bonds and leave the selection to the ETF managers. Bond ETFs come in many different varieties including government, corporate, short-term, long-term, junk, municipal, international and in variations and combinations of each type. Like most investments, higher yields mean higher risk. So choose your bond ETFs based on your risk tolerance, asset type, and liquidity.
Regardless of which investment strategy you decide to pursue to earn residual income, an essential part of the investment process is careful due diligence of each opportunity as it arises and working hard to remove any pre-existing biases. Take your time to figure out which approach makes the most sense for you, and carefully calculate your residual income goals. Remember that diversification using different asset classes is one of the most effective ways to build stable and viable streams of residual income, and a profitable portfolio.
There is also an idea that we should work to build a passive income asset and then sit on the beach relaxing for the rest of our lives. The truth is that most people would get extremely bored with this scenario and will be eager to find something to do. That’s why the world’s billionaires continue to work… they love what they do and it stopped being about the money a long time ago.
BankRate.com suggests that individuals need at least \$250,000 in retirement savings in order to receive just \$1,000 a month in passive income. Clearly, some will struggle to save that much, and few will be able to live on such little income – especially when you take inflation and currency devaluation into consideration. This calculation is based on a 5% withdrawal rate, which is also a similar rate of return mortgage lenders will use in crediting investment income when applying for a loan. While this might sound low to some, it may be incredibly generous given how much many have actually lost on other investments. The fact remains, passive income investments don’t require as much money as many think.
I agree mostly with the real estate advice. I’m looking for ways to take advantage of the condo I own to get up the rent from ~\$0.90/ft to the \$1.2-1.5/ft that seems more like the range in the same area. I’d have to put in a bit of capital (probably 10k on the low end for just the basics up to 40k if I wanted to remodel the kitchen and 2 bathrooms up to par with the area), so the return is likely there if those upgrades warrant \$1.30/ft (given the unit is larger than most 2br/2ba in the area).
Those who choose to focus on passive income will need either family money, funds from investors, or the nerve to borrow large sums by taking on debt to fund the purchase of assets. Consider someone who takes out substantial bank loans to build an apartment building or buy rental houses. Although this can turn a very small amount of equity into a large cash flow stream, it is not without risk. When using borrowed money, the margin of safety is much smaller because you can’t absorb the same degree of setback before defaulting and finding your balance sheet obliterated.
##### 5. Subscription Models: Subscription models/Customer Hubs/Member Areas – These are businesses like Netflix, Costco, Sam’s Club. The subscription model has become almost its own category. But it has considerable cost and you must continuously create and cultivate content and value. The income is residual and combines loyalty and education with community.
We have decided to invest in 2 ETFs, a multi asset allocation ETF (Fixed Inc, alts and div paying equities) and a preferred stock ETF. This will cover almost 45 percent of our deficit. We will be extremely diversified, can access the markets at a very low cost and the investments are liquid. On this pool of \$, we have no plans to invade principal unless the investment grows by 20 percent, which we think is unlikely given the characteristics of the investments.
Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.
You need to decide which machines you want to run, get the necessary licenses to operate them (you're selling items so you need to get sales licenses and whatnot from your state), buy the machines and a truck for the items in the machines, find a supplier of the products, and then finally you can secure locations. Finally, you need to service them periodically or hire someone to service them.
Many people associate work with punching the clock, the 9-to-5 slog and saving for retirement. The trouble is, an hourly rate alone will never make you wealthy and drains your most precious resource: time. Fortunately, you have alternative strategies. Unfortunately, you’ve probably never heard about them, as they’re usually reserved for the super-rich.
My esteemed marketing colleagues initially balked at the idea of creating products that generate royalties, so I can understand how creating something from nothing might be daunting for those who aren’t even in creative roles. However, realize there is this enormous world out there of photographers, bloggers, artists, and podcasters who are making a passive income thanks to the Internet.
As an extreme adventurer, he’s also climbed Mount Kilimanjaro, HALO-skydived above Mount Everest’s summit, broken the sound barrier in a MIG-25 jet and deep-sea dived to the shipwrecked Titanic to have lunch. Lending Club went public in 2014 and is now worth about \$1.7B. They advertise P2P lending returns of over 7% for well-diversified portfolios of over 100 notes. I’ve personally been able to achieve a 7.4% annual return over the past two years in a completely passive way by investing in A and AA notes. Others have achieved a 10% annual return through relatively minimum effort.
Department C has earned \$142.5 million residual income as compared to \$40 million earned by department P. Residual income allows us to compare the dollar amount of residual income earned by different departments. Since the residual income in both cases is positive, we conclude that both have met the minimum return requirements. However, with residual income is not easy to compare performance.
```If you can max out your 401k or max out your IRA and then save an additional 20%+ of your after-tax, after-retirement contribution, good things really start to happen. If one is looking for earlier financial independence, such as retiring in their 40s or early 50s, it may be a good idea to skew towards more after-tax savings and investments given one has to wait until 59.5 to withdraw from their 401k or IRA penalty-free.

While we will be investing in actual property later, we will show you other ways to invest in real estate through REITs and a website called Fundrise.
