The second form of residual income, passive income, is often a vital part of wealth creation. There are only so many hours in each day, and when a person trades hours for dollars, there is a maximum amount of income that person can earn. For instance, if a person earns a specific amount each hour, there is a limit to how many hours are available to work. Once they reach that maximum amount of time, they cannot earn more money.
Real estate is the obvious choice if you are going to make money on your money. I personally am not at the point where I can do any of this in a meaningful way BUT my parents are and they now own a couple homes outright and are collecting income from them to power their retirement income. It makes a lot more sense for anyone that has a chunk of cash sitting in the bank and are planning on slowly drawing from it because you technically still have all that money in a property (or multiple properties) and can sell them if you really need the lump sum of cash but you’ll earn great interest payments until you do that.

If retirement is a goal of yours (and who doesn’t want to retire someday?!?), it’s important to learn how to start investing. In fact, funding your retirement accounts should be at the top of your list. While these accounts won’t help your immediate situation, by stashing cash now, the residual income they create should help propel you through your golden years.
A private equity fund is a collective investment fund that pools the money of many investors to invest in real estate. Private equity funds often consist of several different investments, which increases diversification for investors. Additionally, Private equity fund managers are often real estate experts who employ very rigorous due diligence and underwriting standards.

You can find dividend stocks using Google Finance Stock Screener which is free to use. Set the search criteria for the P/E Ratio, and Dividend yield (shown as a percentage) criteria. You can set minimum and maximum values; in the dividend yield box, set it between 2 and 100. This will search for stocks that pay dividends worth between 2-100% of the current stock price.
And real estate does more than just track inflation – it throws off income (which is important to some people and useful to most). And while your underlying asset is appreciating, the income also grows as rents increase over time. And if you make smart and well-timed purchases, both rents and asset values can increase at well above the rate of inflation.
Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
It’s obvious that stocks outperform real estate in terms of capital gains, but I would like to see S&P compare to Real Estate in SF, Manhattan, LA. Our house in NC was $80,000 20 years ago. It’s only $150,000 now. Same house in Santa Monica went from $200,000 to $1.8 million. People who happen to bought real estate in major metropolitan would have a natural positive association with real estate investment.

The term “residual income” refers to the income that someone makes after their work has already been completed. An example of residual income is the earnings an author continues to make on a book after it has been published, when fans continue to purchase copies years later. Residual income is ideal because it is money that is being earned while doing nothing in the present moment to earn that money.

The reason I consider dividends artificial and believe they don’t matter is because you can just as easily reinvest your dividends. If a stock is worth $100/share, I don’t care if it issues a $1/share dividend or if the share price instead increases to $101/share – either way, I have the same amount of money, because there’s no difference to my net worth whether I take the dividend or sell part of a stock.
3. Business: As I mentioned, not all businesses are created equal when it comes to residual income. Let’s take a look at a local taco stand. Sure, that taco stand might have loyal patrons and make the best damn steak taco you’ve ever had, but they also have to wake up every day and turn the lights on and fire up the grill to get paid for their special tacos. Versus, I own my own financial services business and we charge an asset management fee. So, literally tomorrow I am going to earn a fee whether I go in or not. Sure, I have to maintain relationships to keep earning that fee, but truly the income is residual because once I sign up one client I am going to make money off of their money perpetually. See the difference?
In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by about $12,500 a year, and the municipal-bond portion should boost income by about $18,000 a year after tax ($26,000 pre-tax). Therefore, total passive income gets an about $38,500 lift, which recovers over half of my $60,000 loss from selling the house.

This method of generating income works the best for those with blogs and websites. Even then, it takes a long time to build up before it becomes passive. However, until we get another reset in valuations (I’m calculating a 40% to 50% correction is justified ), I’ve moved largely to the sidelines. I wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both.
Passive residual income is generated as a result of little or no direct involvement in the actual creation or production of the money. In essence, passive residual income is income that you may have stirred up, but it is still coming in whether you work or not. With income such as this, you are your own boss, or buying of stocks that pays dividends. You set your own hours and the hours that you do put in are not directly involved in the amount of revenue that you create.

Those who choose to focus on passive income will need either family money, funds from investors, or the nerve to borrow large sums by taking on debt to fund the purchase of assets. Consider someone who takes out substantial bank loans to build an apartment building or buy rental houses. Although this can turn a very small amount of equity into a large cash flow stream, it is not without risk. When using borrowed money, the margin of safety is much smaller because you can’t absorb the same degree of setback before defaulting and finding your balance sheet obliterated.
I actually spent a year and a half working as an affiliate marketer (mostly selling drumming related products – lessons, kits ect). 5 years on and one of my one page sites (which I’ve not touched) still nets me about $150 a month. I won’t be retiring off that but only really now appreciate the reverse pyramid approach to entrepreneurship (working for nothing initially but later being paid without effort!)
Over the past decade, passive income strategies have made a prominent name for themselves in the investing community. The name says it all: passive income. Once you have conducted the appropriate due diligence, you essentially just need to wait for the checks to start coming in. However, for one reason or another, there are those that are still skeptical of passive income strategies. Whether or not this is ignorance or trepidation, there is only one thing you can do to overcome any reservations you may have: education. The more you learn about passive income, the more inclined you may be to exercise one of its strategies.

I think the key with stock photography is finding a shot that is high demand. Then, find a new unique way to frame that shot. The first form of residual income, the leftover cash after bills and expenses are paid, is important when a person is growing their savings account or is seeking a loan or financing. When getting a loan, there must be an adequate amount of residual income available to ensure a person has the money to make the loan payments each month. If there is not adequate residual income, financing or loans will not likely be approved.

Finally, we will be investing in stocks for dividend income. Dividend income is the distribution of earnings from companies’ stock that is paid out quarterly and sometimes monthly. The main advantage of the residual income metric is that it measures excess return earned by a department in absolute terms. A positive residual income means that the department has met the minimum return requirement while a negative residual income means that the department has failed to meet it. Return on investment (ROI) is another metric which measures return in relative terms.
